A. How does 100% Financing work?  
  1. 100% Financing works from your experience, the number of deals financed with the lender, and the profitability of said deals.
 
B. I have never done a deal before? Can I qualify? 
  1. Yes, your interest rates and points will be higher, along with your profit share percentage (%), but you can qualify. Profit share starts at 35% and can be increased up to 50%. Interest rates will range from 12-13%, and points will range from 3-4 points, which can all be rolled into the loan. 

C. I'm an experienced investor. Will my rates be lower?
  1. Your interest rates will range from 10-11%, 2-3 points, with a 10-25% profit share.

D. What does 100% Finance actually include?
  1. It includes closing costs (Insurance, title, etc.), acquisition cost, and renovation costs.
  2. Turnkey in-house contractors for newer investors.
 
E. Do I have to pay monthly interest payments?
  1. Based on our profitability calculation, we will project the term of the loan based on the size of rehab and days on market (DOM) for the comps in the area. We will then come up with a conservative estimate for the number of months the project will take.
  2. From there, we will calculate the number of payments for those months and include that amount into the loan. We will not ever have monthly payments.
  3. If the total cost is over 70% of the after repair value (ARV), then the borrower has to come to the closing table with the difference of the overage in relation to the after repair value (ARV) percentage (%).

F. Why would I ever pay those interest rates? I can just go to another lender.
  1. The answer to this is simple: no other lender will provide 100% financing without requiring monetary collateral as this is a full 100% loan for a project. We are more interested in being investment partners with you in opposed to just being a lender to you.
  2. Being an inexperienced investor, you want someone on your side whose number one goal is to complete the fix & flip renovation in a timely manner. The more flips you complete, the lower your interest rates become with each ensuing renovation project.
  3. When a lender is 100% invested in a deal, their attentiveness in the successful completion of the renovation project becomes much greater.
